Reuse of Historic Berkeley Iceland Facility - 2010

The Berkeley Iceland ice skating facility originally opened in 1940, but was closed in 2007 as a result of substantial physical deterioration. Because of its contribution to local culture and history, the City designated this facility a local landmark in early 2007, effectively precluding any major modifications to the structure or its use. We were retained in 2010 to conduct a review of the facility in relationship to local zoning and historic preservation guidelines and potential market opportunities for adaptive reuse. We identified substantial structural, electrical and mechanical deterioration throughout the interior of the facility, including heaving of the 70 year old pipe-cooled floor system, and weakening of the foundation supporting the metal truss system carrying the load of the main arena roof. Through consultation with the property owner, and in collaboration with a preservation architect, we developed a plan for partial modification to the City's landmark designation in order to preserve and restore the visually exposed and architectural important building components, while accommodating alterations to the interior of the arena in order to facilitate structural and occupancy upgrades. Our analysis targeted reuse of the facility for a variety of purposes, including alternative retail and public assembly uses.
